A versatile landscape that promotes community cohesion

The landscape ambition for the residential development of a previous industrial site was to create high-quality public, semi-private and private open spaces, which are multi-functional, sensory and accessible to all.

   Impact    Island Point has delivered much needed affordable housing, including rented and shared ownership, through five new blocks set within a verdant landscape and high-quality public realm. 173 homes are served by a central public open space,

Island Point has delivered much needed affordable housing, including rented and shared ownership, through five new blocks set within a verdant landscape and high-quality public realm. 173 homes are served by a central public open space, plazas, mews streets, semi-private courtyards and private gardens.

Designed with and for the community

The central linear space forms an important destination and focal point, also accommodating a new community centre and plaza. The external spaces, which have been designed in consultation with stakeholders, accommodate socialising, contemplation and exploration, both individually and in groups.

Playable Landscape

Play was high a priority in the development of the scheme, delivered through a distinctive sculptural play area, dedicated facilities for toddlers and 4-11s, and play pockets throughout the public realm which afford activity for all ages.

Improved Connections

Routes to the nearby Millwall Park and Mudchute Farm are strengthened through an improved street frontage and the replacement of disused industrial architecture with a residential typology more in keeping with the immediate surroundings. The green character and play offer within the new public courtyard encourages social connections between the residents of Island Point and the surrounding community.

Home Zones

Safe and intimate mews streets, with seating, shared surfaces and opportunities for play, have created amenity for residents on their doorsteps. The neighbourly character of the development is further supported through courtyard spaces with spill out areas where people can come together.

Sensitive & Sustainable

The ecological and environmental value of the site has been maximised through habitat rich and native planting species, new trees and sustainable urban drainage (SuDS) including permeable paving and green roofs. The landscape is robust and easily maintained to ensure a quality landscape for future generations.
